Getting your home ready for marketing

When potential buyers and tenants are looking at properties online or in estate agent’s particulars, they invariably make their minds up in seconds.

That’s why having the very best photographs of your home is so important. Get the photos right and it could mean higher offers and a quicker sale. Why? Well, because first impressions count. Now more than ever buyers are also looking for videos and virtual tours of a property to see if they like the look of it before they visit in person.

Outside

  • If possible, move any vehicles from the outside of the property
  • Remove any bins, hoses and general clutter from outside the property.
  • Mow the lawn and tidy round the garden including raking any fallen leaves.
  • Clean the windows and jet wash the patio.

Inside

  • Open all curtains and blinds
  • Make sure your home is well lit, and replace any dead light bulbs.
  • Make all the beds and arrange sofa cushions to look neat and tidy
  • Set dining room tables
  • Any children’s toys or piles of magazines, DVDs etc should be out of sight
  • Fresh flowers and pot plants help to add colour, soften and breathe life into a home
  • Moving furniture around may help to make a room look more spacious
  • Anything stored under the bed should be completely out of sight
  • All drawers and wardrobe doors should be shut
  • Clear kitchen work tops as much as possible
  • Move bins out of sight
  • Clear away excess appliances
  • Remove all fridge magnets
  • Clear the sink
  • Hide any pet food bowls and beds
  • A full fruit bowl can add a dash of colour
  • Remove any bathroom clutter like shower gels and tooth brushes
  • Keep the toilet lid down
  • Any towels should be neatly arranged and folded, and chosen to compliment the room

Preparing for an EPC

In order to provide an accurate assessment, we will need full access to the property both internally and externally, including any loft space and access to heating and boiler systems. If your loft does not have a secure ladder, please let us know so that we can make appropriate arrangements.

Should you have any documentation relating to extensions, insulation, double glazing or new technologies present in your home, please have it ready for inspection. 

Acceptable documentary includes, but is not limited to, official correspondence from the applicable Registered social landlord, certificates, warranties or guarantees, or any documents that verify that work has been carried out.
